A mortgage recast, also known as a re-amortization, is the process of applying a large, lump-sum payment toward your principal balance. Your lender then recalculates your amortization schedule based on this new, lower balance. This results in a lower monthly payment for the remainder of your loan term, while your interest rate and loan term remain unchanged.
This usually comes down to fees. If Lender A and Lender B offer the same 6.5% interest rate, but Lender A has higher origination fees, their APR will be higher. This highlights why comparing APRs is essential for identifying the most cost-effective lender.
In some cases, yes. You may be able to remove an escrow account if you have a conventional loan and have built up significant equity (often 20% or more), have a strong payment history, and make a formal request with your lender. However, for government-backed loans like FHA and USDA, an escrow account is typically required for the life of the loan. You should always check with your specific lender about their policies.
The loan term (e.g., 15, 20, or 30 years) directly impacts the APR. Because fees are amortized over the life of the loan, a shorter-term loan (like a 15-year mortgage) will often have a higher APR than a 30-year loan with the same fees, as the costs are spread over fewer years.
The Closing Disclosure (CD) is a five-page form that provides the final details of your mortgage loan. It includes the loan terms, your projected monthly payments, and a comprehensive list of all closing costs and fees. By law, you must receive this document at least three business days before your loan closing to give you time to review it.
