Frequently Asked Questions

Straight answers to the questions we hear most.

If there is a significant change in your application—such as a change in the loan amount, a different property, or you decide on a different loan product—the lender may need to issue a revised Loan Estimate. This new form will reflect the updated terms and costs.

Your lender is legally required to provide you with the Closing Disclosure no later than three business days before your scheduled closing date. This “three-day rule” is designed to give you sufficient time to compare the CD with your initial Loan Estimate, ask your lender questions, and ensure everything is correct before you sign the final paperwork.

Contact your new servicer immediately if you are incorrectly charged a late fee or see a negative credit report related to the transfer.
Federal law provides protections, and servicers are required to correct errors that occur during a transfer.
Keep records of all your communication in case you need to dispute the issue.

When inflation rises, central banks often raise interest rates to combat it. If you have a fixed-rate mortgage, your rate and payment are locked in and will not increase, even if new mortgage rates soar. You are effectively shielded from the impact of rising interest rates in the broader economy.

A mortgage rate lock is a lender’s guarantee that your agreed-upon interest rate and points will be honored for a specified period, typically between 30 and 60 days, protecting you from market fluctuations while your loan is being processed. Be sure to ask about the lock’s expiration date and if it can be extended.
